These limits cap the FHA loan amount, not the home price, so buyers who want to spend more can combine a larger down payment with an FHA loan up to the county limit.

FHA financing requires mortgage insurance: an upfront premium of 1.75% of the base loan amount, which is usually financed into the loan, plus an annual premium billed monthly that is around 0.55% for most 30-year buyers putting less than 5% down. That mortgage insurance is what allows the low down payment and flexible credit guidelines, and many Arizona owners later refinance into a conventional loan once they reach roughly 20% equity to remove it.
